Fair Housing Statement
Brennan and Associates Inc. is an equal housing opportunity provider. We fully comply with all federal, state, and local fair housing laws and do not discriminate against any person based on race, color, religion, sex, gender identity, sexual orientation, national origin, familial status, disability, source of income, or any other characteristic protected under applicable law. All applications are reviewed consistently using the same screening criteria.
Application Requirements
Brennan and Associates Inc. is committed to providing a smooth and transparent application process for all prospective tenants. Below you’ll find the full list of requirements needed to successfully complete and submit a rental application.
Required Documentation
To be considered for tenancy, each applicant must submit a completed rental application along with the following documents:
Valid Photo ID — A government-issued form of identification (e.g., driver’s license, passport, or state ID)
Proof of Income — Recent pay stubs, tax documents, or other verifiable income statements sufficient to show that the applicant meets income requirements
Residential History and References
Applicants must be prepared to provide at least three (3) years of residential history, including accurate contact information for current and previous landlords or property managers. Rental references will be verified during the screening process, and applicants should ensure that references can be reached during standard business hours.
Income Guidelines
Unless otherwise stated, most of our properties require that the combined gross monthly income of all leaseholders be at least 2.5 times the monthly rent. All income will be verified during the screening process. Applicants should be prepared to submit supporting documentation that reflects their stated income.
Co-Applicants and Age Requirements
Each resident over the age of 18 is required to submit a separate rental application, regardless of employment status or relationship to other applicants. All applications are screened individually, and the combined results determine overall eligibility for the unit.
Application Fee and Screening Process
There is a non-refundable application fee of $40.00 per applicant, which covers the cost of processing and screening. This includes a credit check, background check, rental history verification, and income verification. Please note that our office may contact your current and previous landlords during this process to confirm rental history and payment behavior.
Important Reminders
Applications are processed in the order received and must be complete to be considered. Submitting an application does not guarantee approval or hold the property. We encourage applicants to act promptly and provide accurate, up-to-date information to avoid delays.
If you have any questions about the application process or qualifications, please contact our office directly. We are happy to guide you through the process and help ensure your application is reviewed quickly and fairly.
