Full-Service Management for San Diego Rentals

Our services cover the entire rental lifecycle. We start by marketing your property to attract qualified tenants quickly, using professional listings and targeted placement on high-traffic rental sites. Once applicants apply, we perform detailed tenant screenings that include credit checks, income verification, and rental history reviews. We handle lease preparation, move-in coordination, rent collection, ongoing maintenance, routine inspections, and lease renewals—all while providing you with monthly financial reports and real-time updates through your owner portal. From day one, our goal is to minimize vacancy, reduce risk, and keep your property operating smoothly.

Local Knowledge, Personal Service

San Diego’s rental market is competitive and fast-moving, and our team has the local insight to help your property stand out. We understand neighborhood-specific pricing, tenant expectations, and regulatory requirements across the county. This allows us to help you set the right rent, find the right tenants, and make informed decisions that support long-term value. As a smaller, client-focused company, we offer personalized service and responsive communication. You won’t be passed around or left in the dark—we’ll treat your rental like our own and make sure you always know what’s happening.

When will I get my rent payment every month?

If your tenant pays rent by the end of the grace period, you can expect to receive a deposit in your account between the 8th-15th of the month. It can take up to a week for the tenant's payment to clear not including holidays and weekends. If your tenant pays rent late, then you may receive it after the 15th depending on how long it takes to process and clear. If you elect for end-of-the-month payments, you can expect to receive a deposit in your account between the 25th-30th of the month.

Do I get to help choose the tenants?

Our approach doesn't involve owners in the tenant selection process. When you engage our services, it's based on utilizing our extensive knowledge and experience in property management. Most owners haven't dealt with as many applications or reviewed as many credit reports as we have.

Inclusion of owners in the process can impede efficiency, potentially resulting in the loss of tenants to other properties. Additionally, it raises fair housing concerns as different criteria might be applied to approve tenants at various properties. Our streamlined approach ensures a consistent and effective tenant selection process.

What happens if my tenants pay late?

In the event that tenants fail to pay rent on time, our approach involves initial reminders. If the issue persists, we proceed to serve them with a notice and communicate with you before initiating the eviction process. While occasional oversights can happen, tenants are generally aware of their rent due dates. Persistent late payments often indicate potential issues, allowing us to identify and address concerns related to payment reliability.

Do you take properties that already have a tenant in place?

We do if the tenant is in good standing. We will occasionally take on properties where the tenant is headed for eviction, or the eviction has already started but that's only with an additional fee depending on what needs to be done.

Do you offer discounts if I have multiple properties?

We consider this on a case-by-case basis. Please contact our office and we will see if we are a good fit for each other.

Do I pay management fees when the property is vacant?

No, we charge our management fee based on a lease and tenants being in place. We do not charge a management fee if the property is vacant for less than 45 days.
