Rental Application Criteria

To help you understand what we look for in rental applications, we’ve outlined our standard application criteria below. Please review this information carefully before applying, as each applicant must meet the requirements listed to be considered for approval.

Who Must Apply

Each adult 18 years of age or older who will reside in the rental property must submit a separate application and pay the non-refundable application fee. All applicants are screened individually, and decisions are based on a combination of income, credit, rental history, and background check results.

Each applicant must:

  • Complete their own rental application
  • Provide valid government-issued photo identification
  • Pay the application screening fee (listed per property)
  • Submit income and employment verification documents

Incomplete applications or missing documents may result in delays or denial.

Income Requirements

To ensure that applicants can afford the rent, we require verifiable gross monthly income of at least 2.5 to 3 times the monthly rent, depending on the property and lease terms. Applicants must provide supporting documentation to verify income.

Acceptable forms of income verification include:

  • Recent pay stubs (last 30 days)
  • Bank statements showing direct deposits
  • Offer letters or employment contracts for new hires
  • Tax returns and/or 1099s for self-employed applicants
  • Government benefits or other legal income sources

Credit and Financial History

We perform a credit check on all applicants. While we do not have a specific minimum credit score, we evaluate your overall creditworthiness based on your history of on-time payments, credit usage, and financial responsibility.

Factors that may result in denial:

  • History of late or missed payments
  • Recent collections or charge-offs
  • Unpaid utility or housing-related accounts
  • Open bankruptcies
  • Excessive debt in relation to income

Applicants with limited or no credit history may still qualify with a co-signer or higher security deposit, depending on other application factors.

Rental History

We contact current and previous landlords to verify that you have a track record of responsible tenancy. A strong rental history includes timely rent payments, good communication, and adherence to lease terms.

We may deny applications with:

  • Prior evictions or unlawful detainer filings
  • History of lease violations or property damage
  • Unpaid rent or collections from previous landlords
  • Inaccurate or unverifiable rental references

If you’re a first-time renter or do not have rental history, you may still qualify with additional documentation or a qualified co-signer.

Background Check

A background check is conducted as part of the screening process. We evaluate each applicant on a case-by-case basis and comply with all applicable laws regarding the use of criminal records in housing decisions.

Disqualifying factors may include:

  • Recent convictions for violent crimes or property damage
  • Drug-related offenses that pose a risk to other residents
  • Sex offender registry listings
  • Patterns of repeated or serious criminal behavior

Arrests that did not result in convictions and expunged or sealed records will not be considered.

Occupancy Limits and Pets

We follow occupancy guidelines based on the number of bedrooms and fair housing regulations. All pets must be disclosed at the time of application, and approval is based on property-specific pet policies, breed restrictions, and applicable pet deposits or fees.
